What makes up the budget
Labour
Each task has a quantity and unit rate. Wall preparation, painting, flooring and fixture installation should be itemised separately.
Materials
Preparation and finishing materials, consumables and equipment. The quotation should identify the selected items and who will purchase them.
Additional costs
Check delivery, moving materials to the work area, construction waste removal and site access requirements. The relevant items depend on the project.
Floor area is different from finishing area
A room measuring 4 × 5 m has a floor area of 20 m². At a height of 2.7 m, its four walls cover 48.6 m² before deducting doors and windows. A wall painting rate therefore cannot simply be multiplied by the floor area.
Cost of a task = measured quantity × unit rate
Renovation cost per m²: what is being measured?
Average renovation cost per m² = the agreed estimate total ÷ apartment floor area. This is useful for comparing quotations only when they cover the same work and account for materials in the same way.
An individual task's rate per m² applies to the surface being treated. Painting uses wall area, while flooring uses floor area. These rates cannot be compared directly with the cost of a complete renovation per m² of apartment space.
How the type of renovation affects the budget
Two apartments with the same floor area can need different work. Before comparing costs, establish what can stay and what needs preparation or replacement.
- Cosmetic renovation: refreshing finishes according to the condition of the walls, floors and ceilings.
- Major renovation: demolition, surface preparation and replacement of building services where the survey identifies a need.
- New-build renovation: checking the developer's work, preparing surfaces, installing services and finishing.
- Complete renovation: an agreed set of stages; furniture, appliances and design are discussed separately.
Comparing quotations
Compare the same work in each quotation. Check surface preparation, demolition, consumables, delivery and removal of construction waste. A total without this breakdown is difficult to compare.
